First step is to research what homes are currently renting for in your area, as well as what they have rented for in the past. We prepare an analysis to help guide you towards the best price to get a great applicant as quick as possible.
We will also show you what your rental could generate each year and if renting is a wise decision.
With professional pictures, we will market your property on MLS, social media and 100's of other websites to ensure the largest amount of potential tenants know about your property.
We schedule and facilitate showings of your property to potential tenants, offering feedback from how your property shows.
Once a potential applicant fills out an application, we screen their credit report, criminal history, eviction history and verify income.
We send you the report, and if you decide to move forward with the applicant, we will prepare the lease and go over the details with you for any changes or special requests you may have.
We coordinate move in and collect first months rent as well as a security deposit. We can also go over some "best practices" as far as setting up property inspections and collecting rent.
While we don't manage properties, we are available through out the year to discuss issues that may arise, give advice on tenant or landlord responsibilities and recommend trades if needed.
As the lease comes to an end, we will look at the current market rate and advise on weather a adjustment is warranted. If your tenant would like to extend we handle all of the paperwork and changes completely free of charge.
Once your tenant gives notice, give us a ring! We will visit the property and advise you of any repairs that might be needed, what the current market rent is, and what the value would be if you decide to sell. If you decide to rent again, we can assist with recommendations for make readies and repeat the process!
To lease your property, we charge 1 months rent, usually this is collected from the applicant at the time of move in.
